Home Information Packs

If you are buying, selling or marketing a home from the 1st August 2007 you will be required to have a Home Information Pack (HIP) for your home if your home has 4 or more bedrooms.

The government plan to introduce HIP's for all homes over a roll out period of about 2 - 3 months. The following information will apply to all homes when the full roll out has been completed. 

Sellers: you will need to have a HIP before you put your home on the market. Your HIP must also include a Energy Performance Certificate (EPC).

Buyers: the HIP will offer you essential information about the property you wish to buy, making a smoother, transparent and efficient purchase.

Estate Agents: From the 1st August 2007, before you market a property you must ensure the seller has a HIP in production for the property. You will not need a HIP if the property is on the market before 1st August 2007, unless it remains unsold on 1 January 2008.

The EPC tells you how energy efficient the property is and also offers information on how to make the property more efficient and even includes suggested costs.
